What It Is

A full drain is about your water, not your tile. Over time pool water gets too hard, total dissolved solids climb, and cyanuric acid builds up. None of those come down with chemicals. The only real fix is to drain the pool and start with fresh water. When you need that done, we drain the pool, blast the calcium off your tile with MaxxStrip while it is empty, and seal the tile. The drain adds $400 to the tile cleaning price.

No-Drain Pool Tile Clean and Seal

We remove calcium and hard water buildup from your waterline tile, glass tile, natural stone, and Pebble Tec, then seal it to stay cleaner longer. We only lower the water a few inches. Your pool is never emptied.

Pool Chemical Wash

For the toughest cases, a full drain and chemical surface wash for a complete reset. $850 for a play pool or smaller, $950 for a pool and spa. Larger pools are more.

Question 1: When does a pool need a full drain?

When the water itself is the problem. High calcium hardness, high total dissolved solids, and high cyanuric acid do not come down with chemicals. The pool has to be drained and refilled. Most tile cleanings do not need a drain. We clean the waterline with the water still in the pool.

Question 2: Will blasting damage my tile?

No. We blast with MaxxStrip, a soft, silica free mineral media. It is harder than calcium but softer than your tile, so the buildup comes off and the tile is not damaged.

Question 3: Is the blast media safe for my pool water?

Yes. MaxxStrip is pH neutral and dissolves in water. It is safe for your pool and your landscaping.

Question 4: How long does the tile stay clean?

Arizona water is hard, so calcium always comes back over time. We seal the tile after every cleaning, which slows new buildup. Most customers have us back about once a year.

Question 5: How much does it cost?

Tile cleaning starts at $8 per linear foot with a $600 minimum. Draining the pool adds $400. Most full drain jobs run $1,000 to $2,400. You get an exact price before we start.

Question 6: Does the $400 drain fee include refilling the pool?

No. The $400 covers draining the pool. Refilling is on you, and the water is billed by your utility on your normal bill. We do not touch your autofill. We leave it exactly as we found it, on or off. Autofills are touchy and can clog or break on their own, so we do not turn them on, off, or adjust them.
